Median Sale Price: In January, the heart of our homes didn’t skip a beat, with the median sale price cozying up at $450,000. This is a slight chill from December, dipping by just 1.1%, but hey, it’s still warming up by 1.1% compared to last year. It’s like Colorado weather, folks - if you don’t like it, just wait a bit!

Average Sale Price: The average sale price decided to climb a little hill, reaching $522,379, up by 0.5% from December. It seems even our prices enjoy a New Year’s resolution boost!

New Listings: Talk about a New Year’s party! January saw 963 new listings hit the market, a whopping 66.9% increase from December. It’s as if all the homes decided to come out of hibernation at once.

Sales: While new listings were partying, sales decided to take a small winter nap, down 14% from December and 9.6% from last year. It seems some of our buyers are still in hibernation mode.

Days on Market: Homes are taking a leisurely stroll down the market lane, with an average of 54 days before saying “I do” to an offer. It’s a bit of a wait, but good things come to those who wait, right?
